Booking the Entire House at the Laindons means you will get the whole place, all to yourself. Six Luxury Bedrooms (each with their own en-suite facilities), the lounge, and the sunroom dining space will all be yours to enjoy. When you book the Entire house, you also get the option of booking enhanced catering offers, including a canapé reception and a gourmet dinner prepared with outstanding local ingredients. Celebrate with your own drinks for a modest corkage fee, or work with us to hire staff for a classy cocktail hour. And, as always, all guests will receive our lovely catered breakfast every morning of your stay.
The Entire House booking is perfect for birthdays, anniversaries, rehearsal dinners, and holidays to the seaside with family and friends. Whatever your occasion, we are here to ensure that you have an unforgettable experience.
There are no age restrictions when you book the Entire House booking, so feel free to bring the little ones! Accommodation includes all of our rooms (the Yellow Room, Green Room, Red Room, Blue Room, and the Coral Room) as well as the Eaves Room, which lies at the top of the steps with a bird’s eye view over the area, great for kids!
Because booking the Entire House requires all of the rooms to be free, booking early is the best way to avoid disappointment.

Our first and second floor rooms all have a distinct character inspired by the seaside; light and bright with a splash of colour, each has en-suite facilities. (Note that the facilities for the Eaves Room are located on the second floor landing.) Our attention to your comfort is apparent once you try our bespoke beds, created by award-winning craftsman and wrapped in the best Egyptian cotton sheets, our aim is to provide your best night’s sleep. With a nod to our hair and beauty heritage, you’ll find our choice of toiletries and beauty products are second to none. In each room, you’ll also find other creature comforts including tea and coffee facilities as well as a Smart TV, complimentary on-demand movies and Wi-Fi.

A little gem in the Old Town of Hastings.
“This is a lovely place to stay. Great location to walk around the old town, with car parking a short walk away. The hosts Malcolm and Karen and their staff are extremely welcoming and very friendly. The guess house is outstanding, having just been refurbished, with everything to the highest standard. Spotlessly clean and high quality property.
The breakfast is amazing and again served to the highest of standards, with a very personal touch.
This is the perfect place for couples to stay or small groups.
The local area is packed with antique shops, old book shops, home furniture, vintage clothes etc.
Further out I would recommend a trip to Rye Village. A beautiful place to visit too.”

The Laindons Guest House is a boutique B & B set in the centre of Hastings Old Town, an easy walk from Hastings seafront. Seeped in history, our Georgian Grade II Listed building, originally a private coach house opened its doors to its first guests at the turn of the nineteenth century. While much may have changed since then, the building has retained much of its character with airy high ceilings and fantastic views of Hastings Old Town.

Breakfast is served in our light filled conservatory and we like to think it’s the perfect place to start your day (see here for our sample menu). We’ve a comfortable lounge room complete with a log fire for the colder months to welcome guests and there’s an honesty bar and larder just in case you fancy tipple or a nibble during your stay. If you’d like something special or supper on arrival, please let us know when you book.

While our communal spaces are welcoming, our rooms provide upmost privacy, so a peaceful nights sleep awaits. For your individual room comfort the Laindons also provides a full in-room service, which comprises of a mini-room fridge providing the guest with an extensive alcohol list for their comfort and complimentary Ice cold water and milk for their in-room morning tea and coffee.
Our rooms are available for check-in from 4pm to 7pm or if you require a later check-in you must ring or email on the day of arrival your intent. Check out is 11am and we begin to serve breakfast at your convenience – if you’d like an earlier breakfast or would like a late checkout, all can be arranged when booking.
We don’t have parking here at The Laindons but there is a public car park less than a minute away at the back of the guesthouse on Bourne Road. If you’ll be driving, please let us know and we’ll arrange a complimentary parking ticket ready for your arrival but please note, these cover from 4pm the day of arrival until 11am the following morning. If you’re staying longer, we’ll provide further passes but please remember, they only start at 4pm, so please check your parking in between if you intend to remain in the car park. If you’re planning a day out to explore more of 1066 country, just let us know and if you fancy, we’ll prepare a delicious picnic to fuel your adventure.

A lovely, welcoming and extremely comfortable B&B in the Old Town
“We chose to stay in the Yellow Room for the wonderful view, though all the other rooms (named by colour) were also elegantly furnished and spacious. There was a choice of 3 breakfasts – a traditional English, a Vegetarian and and a wonderful Avocado and Bacon on toast topped with a perfectly poached egg. Amanda the charming cook showed me exactly how how to poach my egg on our last morning there! We also had the granola, yoghurt and coulis jar, fresh orange juice and as much coffee as we wanted. Carmen another of the staff was very helpful and gave us directions on how to get up East Hill without climbing the steps, as the lift was closed for maintenance. We’d originally intended to stay 2 nights but stayed a 3rd night as we enjoyed it so much. We moved to the Blue Room for the third night as the Yellow room had been booked. Malcom and Karen, our hosts were delightful, welcoming and good fun as they both had a great sense of humour. We are planning to visit again!”
