An amazing place!
“We stayed for 2 nights as a midweek birthday treat. The place was amazingly comfortable, with every need you can think of catered for. The room was very spacious, the bed super huge! The extras lovely, (homemade cookies). The tea and coffee high quality too. The pillow wouldn’t fit in my bag but I did threaten to steal it! The bed linen was sumptuous.
The room looked out over the high street but it was very quiet at night. Ear plugs, (gull plugs) were provided but not needed at all.
The breakfast was divine – homemade granola was delicious and full English very good but the blueberry pancakes with smoked bacon and maple syrup was even better!We were even treated to homemade carrot cake which was left for us to help ourselves to with our afternoon cup of tea.
There is no hotel car park but parking is available in a pay&display car park two minutes away, (literally). Complementary overnight parking vouchers are provided. I cannot fault The Laindons, it is the best B&B I’ve stayed in! Well worth the money, I would definitely recommend and will stay again as soon as I can. Thank you, I left feeling thoroughly spoilt”
Lovely stay at The Laindons
“We stayed in the yellow room for a three night stay and it was a superb room, very spacious and a very comfortable bed.
The location in the old town was perfect,Karen recommended a couple of places to eat very near by one being the pub/ restaurant First in last out, very good food and atmosphere.
The highlight for us were the breakfasts, I tried all of the choices, my husband stuck with the very tasty full English. My favourite was the salmon and bagel, the salmon was so tasty, I’ve never tasted anything like it certainly it was the best I have ever been served, superb, oh and the home made jam was scrumptious.
We highly recommend a stay at The Laindons if visiting Hastings.”
Perfection
“I stayed here recently for a family weekend away. It was absolute perfection. The beds were comfortable, the rooms well equipped. Breakfast was delicious. The lounge is comfy and welcoming. It’s a brilliant location for exploring Hastings.
But what makes it really special is the friendly staff. They have great suggestions on where to eat and are attentive and helpful. I will definitely be back.”
Lovely Stay
“We recently spent five nights in Hastings and the Laindons was our home for that time.
This is a beautiful house located on the High Street in Old Hastings. The street is full of character and close to the sea and plenty of pubs and restaurants.
On arrival, we were welcomed by Malcolm who showed us to our room and also explained how breakfast works. Our room, The Red Room, is a really good size with the most amazing bed, chairs, good shower room and storage space. The tea & coffee supplied in the rooms are of an excellent quality – also home baked cookies.
Breakfast is served in a beautiful sunny first floor room and the breakfasts are superb. You order the night before and a time is allocated – worked well.
Malcolm and Karen were delightful hosts, friendly without intruding.
We thoroughly enjoyed our stay and would recommend a stay without hesitation.”
Our second visit to The Laindons
“Hastings is one of our favourite UK short breaks and The Laindons is our go to place to stay. We first stayed in February 2018 for the Fat Tuesday Mardi Gras ( also recommended) and we had a return visit in August 2021. The bedrooms have been redecorated and are just as individual as before and the breakfast is just as good in the dining conservatory with view over the Hastings ‘valley’. We send our best wishes to Malcolm, Karen and housekeeper Amanda. We will certainly return perhaps as soon as Fat Tuesday 2022.”
Great start to our honeymoon!
“We stayed in the yellow room which was enormous, super clean with welcoming decor and plenty of nice features.
The B&B operates an honesty fridge and is a really relaxed place to be. It’s well placed for a walk down into town, or up into the park.
Malcolm and Karen are wonderful hosts, always smiling. They’ve even included earplugs in the rooms in case of irritating seagulls. The breakfast is probably the best you’ll find on the south coast, with a lovely view, fresh flowers grown by Malcolm.
We’ll definitely return if we plan another trip to Hastings, not surprised to see so many 5* reviews on this site!”

“This is such a lovely place. Hosts Malcolm and Karen have thought of every detail to make this B&B both stylish and comfortable, and then added many other little touches to elevate a stay to feel really special. Breakfasts were delicious too, way above standard hotel fare. The location is fabulous too, near the beach in the middle of Hastings old town yet still surprisingly peaceful. We stayed 3 nights and could easily have stayed longer – thank you both!”
Blissful
“We had the pleasure of staying here just before the second national lockdown, and found a fabulous space exquisitely created by our hosts in the high street, a 5 minute bimble from a plethora of excellent old town restaurants.
From the classic entrance hall to the gorgeously presented rooms, we were delighted at every turn.
Our yellow room took us way beyond our expectations of comfort and style; a large room with huge east facing windows which offered a beautiful side-lit view of the East Hill in the afternoons. We had a choice of a bed, love seat or easy chair from which to enjoy our reverie.
We tried most of the options offered for breakfast during our stay, none disappointed. The avocado was my favourite,
The coffee was great too, both at breakfast, and in the room, taken in the double bath, maybe even with whiskey or brandy from the well stocked mini bar.
Our hosts were splendidly eccentric; attentive and helpful. We had a lovely time here, I even found two of my all-time favourite books in the eclectic library! Hastings has a lot to offer, and Laindons is one of those things. We will definitely return.”
Fabulous stay – an incredibly nice place to stay in Hastings
“We only stayed here one night and that was a shame as it is fantastic. We had a beautiful twin room with the most comfortable beds. It is the special touches that raise this place to an exceptional level, quality tea and coffee and what appeared to be home made biscuits. Good toiletries including a kit with anything you may have forgotten.
We met our hosts at breakfast and they were so welcoming. We both had the granola/yoghurt pots and the full English. The food was amazing and there is a good selection to choose from. We made sure we only left at the very end of our stay to maximise our time there.
Our stay also included a car park permit which started at 4 when we arrived until check out time, a real bonus.
We didn’t take advantage of the honesty bar, having been out in Hastings old town but it is really nice to be able to have a drink when you want one. The decor is wonderful. The location is great too, in the middle of the old town near bars and restaurants. This place is definitely worth every penny and I will be returning. Book now!!”
Best B&B we’ve ever stayed in
“The Laindons is a true gem: wonderfully quaint, fabulously comfortable, exceptionally welcoming – and with delicious breakfast. A treat for a significant birthday, the weekend surpassed all our expectations including our three teenagers’, who loved all the little touches (movies, sweets on the bed, quality toiletries). The owners have put heart and soul into this beautiful Georgian house and it shows; the common areas were straight out of a design magazine, the rooms lovingly and individually decorated, and the tables laid with luxury linen. Tips for local activities (cliff walk with funicular ride, art gallery, crazy golf, old town walk) were spot on and the dinner recommendation just perfect. We were even given beach towels to borrow after we’d already checked out, and some prosecco (and soft drinks for the kids), served on a tray, to celebrate the big birthday! Special mention to Ian and Amanda who could not have been more helpful if they’d tried (despite our late arrival). We will most certainly be returning!”

“A beautiful, stylish, calm step away from home. After a long days work I was greeted by the lovely bubbly owner, and shown to a gorgeous big bright room. Linen crisp and fresh and towels big and fluffy, emaculate. The attention to detail was phenomenal, I stay away regularly and this was the most well equipped residence by far, everything has been thought of, I do not want to ruin the little surprises and thoughtfulness. Breakfast best I have had, fresh juice, fresh smoothies, local produce, yum. Quiet peaceful space to work, wifi connection fast. Already rebooked for next work trip, can not wait.”
Lovely home from home
“We stayed her late April for a night. It was our third visit and the second under the new owners. The rooms have clearly been sproused up, all large, and feel lovely. We took our 13 year old daughter with us and she found the abilty to snack and be trusted to say what she ate very grown up! Malcom was an excellent host, always with a smile. He threatened to come down and take a photo of me having my first swim of the year in the sea! It was very cold. We asked about a local restaurant we found last time but we weren’t certain of its name. They kindly found it for us and booked us in. Very relaxing place and one I’m sure we’ll be back to.”

Lovely time in Hastings
“We stayed at the lovely Laindons on Sunday 4th Feb and had a fab time. Situated just away from the lanes but close enough to a huge amount of restaurants and bars and of course the sea. Malcolm and Karen are doing a super job in providing a top notch service, from the decedent individualised decor to the subtle detailed and very useful touches. We woke up to snow on the Monday and then we were treated to a fab veggie breakfast in front of a roaring fire. We’ll definitely be back!!”

Thoughtful details, wonderful place
“We stayed at The Laindons during a final brief break away before my wife and I welcome our first ‘new addition’ to our family. It was everything we’d hoped for an more; gorgeous comfortable rooms, friendly service, excellent breakfast (with great and varied menu) and a great location.
Everything in the whole of The Laindons has been thought through properly by the owners who clearly understand the details that go into making a comfortable and relaxing stay. We slept in a beautifully comfy beds with top quality linen (my pregnant wife noted that she had the best night’s sleep she’s in a while!), there was a well stocked honesty bar with drinks and snacks, a good selection of DVDs and board games for use (useful for a November stay!) and similarly hats and umbrellas for use to cover all weather that might catch you out. The bathroom was well stocked with excellent shampoos etc,,, I could go on. We wanted for nothing and it felt like a really rather lovely home from home with the most wonderful hosts. If you’re thinking of booking, go for it.”
Classy B&B in Hastings Old Town
“This was our second stay at The Laindons and we weren’t disappointed. Although the B&B has changed ownership since our first visit, it appears to be in good hands with new owners Karen and Malcolm. All of the rooms are beautifully decorated with a sort of nautical theme that certainly fits in Hastings Old Town. We were warmly welcomed and Karen’s fabulous breakfast was worth the trip. We also had a very nice dinner at Latham’s bistro in George Street, which is just short walk from The Laindons. Both highly recommended.”

“Slap bang in the middle of beautiful Hastings’ Old Town you’ll find this stunner of a townhouse with individually designed rooms. Just as importantly…There’s Malcolm! The wonderful owner who will instantly make you feel at home and has thought of clever, extra touches like a (lovingly curated) honesty bar, freshly baked cakes 24/7 (the carrot cake came in handy at 10pm!) and the kind of monster-sized pancakes and avocado toasts that keep you full till tea time. Get Room #5 which has a free-standing bathtub and is close to the comfy sofas and free newspapers that are available in the common area dotted with beautifully scented candles and the (above mentioned) honesty bar… Though we just had lots of cuppa teas and the lovely cookies provided by the bucket. Highly recommended.”
Hastings Delight
“We treated ourselves to a weekend away in November and were lucky enough to choose the Laindons for our stay.
It is an elegant Georgian town house in the characterful old town.
We were greeted by Louise who is part of the brilliant team. She could not have made us feel more welcome.
Our room was gorgeous. Very large bay window with stunning views, lovely clean fresh bathroom with a great selection of soaps and shampoos.. (There was a separate room with a loo – bonus!) Great bed and luxurious linens. A jar of yummy biscuits and selection of teas. Breakfast was the best B and B meal I’ve ever had! My beloved went for the full fry up and I had homemade compote, granola and yoghurt followed by blueberry pancakes and crispy bacon. Fresh orange juice too. Malcolm and Karen were great hosts and their immaculate taste was evident throughout the house. We looked at all the rooms before we left and would be happy with any of them. Number 1 was ours and is the largest. The Laindons is a joy amongst the many delights of Hastings..
We will return.”
A special place for special moments
“We would highly recommend a stay at The Laindons, where you will be very well looked after by Malcom and Karen. Even after just one night we are feeling rested and relaxed. This place has all the trapping of a boutique hotel coupled with a feeling of being a special guest in someone’s grand home.
We arrived in the morning in a bit of hurry on the way to a vineyard tour. Malcolm greeted me at the door with a big smile. We left our luggage after a brief exchange and headed off – a very good start.
The attention to deal here is impressive and thoughtful. Proper, luxurious bed linen will makes it hard to get out of bed in the morning! However please do as an amazing, home cooked breakfast awaits. You gotta try those blueberry pancakes with crispy bacon from a nearby local farm! Our bedroom room contained a very hipsterish selection of teas and biscuits which we enjoyed.
There is an ‘honesty’ bar downstairs in a drawing room, which contained a nice selection of wines, spirits and some snacks. Being able to take a drink by yourself makes the experience very homely and bespoke.
On departure Malcolm was really helpful with local information. Not much left to say apart from we will be back!

Great hospitality in the Old Town
“We stayed for a couple of nights and the warmth/welcome from Malcolm and the Laindons team is fantastic. Louise, the hotel manager couldn’t be more helpful; friendly and always making sure we had anything we needed. A real gem as far as we are concerned. The hotel is lovely and very tasteful decor with a lovely comfy bed, teapigs and great coffee available in the rooms. Breakfast is fab with a gorgeous greek yogurt, berry compote and home made granola plus a full English, sour dough bread and other options etc. There was also the offer of a complimentary drink and tea/cake on arrival in the living room for guests. The hotel is right in the heart of the old town with all its history. A great stay!”

“Had a weekend away with my girlfriend and really enjoyed The Laindons.
Malcolm and Karen and their hand picked team really go the extra mile to make you feel welcome. The rooms are lovely, especially room One, really big and spacious. The beds and linen are all top end and luxurious. Food was fabulous and location could not be better for the old town.”

“Just spent the weekend here, It was lovely. We particularly liked the free alcoholic beverage offered by Louise on arrival! (Never one to turn down a free drink!) and we tried most of her pub recommendations. Parking permit was appreciated too. The room and bed were very comfortable and decorated to a high standard. Hastings is a great town to explore with lots of quirky shops and places to eat and drink, we will definitely be back. It was nice to chat to the friendly new owners Malcolm and Karen at Breakfast (Which is also top notch!) on the Sunday. I’ll float the idea of a family party to my Dad the fellow Lancastrian!”

A Gem of a B & B
“From the welcoming drink and freshly baked chocolate cake on our arrival we knew as soon as we arrived at The Laindons we were in for a treat and we were not disappointed. This boutique B&B is decorated with such style and luxury and this was complemented by the thoughtful and luxurious touches in the bedroom and bathroom. Every little touch was perfect. This really is as good as it gets. Topping it all off with the delicious breakfast, we are already looking forward to our next trip.”

Lovely weekend in Hastings
“We stayed in the Laindons for 2 nights and it was just wonderful! A warm welcome to start with. We were very impressed with the quality of the bed and the bed linens, a quality you would expect in a 5 star hotel but not in a BB. Also the towels were amazing, You would want to take them home. Nice little touches every where such as amazing bathroom products, a honesty bar , delicious teas. Breakfast was perfect , great choice ! (With a starter and a main and even some extra toast ! Local products !)
We stayed in room 1 which was wonderful because of the beautiful bow window but we saw some other rooms on the same 2nd floor and they seemed big enough as well. There are 2 more rooms on the first floor. Parking is available just 30 m from the hotel and you get a parking permit which is valid from 16pm till 11am. If you are lucky you can park in front of the door to unload the car. The BB is in the old town and you can walk everywhere !

Tasty, healthy smoothies, pancakes loaded with fruit, avocado on sourdough and full English with freshly squeezed orange juice tickle the tastebuds. Husband, myself and 3 sons stayed 1 night as we visited the Battle of Hastings. Welcoming glass of wine on arrival. Chic, clean decor too. Very convenient location, near the old town and Hastings Castle. 20 min drive to Battle. Perfect.”
